We get a lot of repair calls that turn into replacement conversations. That is a hard message to hear when you were hoping for a quick fix, so we try to be honest about it up front.
Here are six signs, based on the jobs we see across Anna, Melissa, and Van Alstyne, that your fence is past the point where repair is a good use of money.
1. More than a third of the posts are moving
One or two leaning posts is a repair job. Thirty percent or more of your posts moving is a system failure. Resetting each one individually usually costs more than a full replacement and does not fix the underlying issue.
2. The pickets are systemically rotted
If you can push a screwdriver into pickets in multiple sections, if the bottoms are gone across the entire back run, or if the rails are soft, the fence has lived its life. Replacing pickets on a rotted frame is stacking new wood on failing wood.
3. The fence is beyond its expected life
Cedar with proper posts: 15 to 20 plus years. Pine: 10 to 15. Vinyl: 25 plus. Chain link: 20 plus. If you are past that window, replacement usually wins on cost over the next five years.
4. Storm damage across multiple sections
One or two sections down after a storm is a repair. Six sections down means the fence was already past prime and the storm just found the weakness.
5. HOA or code non-compliance
If you bought a house with a non-conforming fence and the HOA has flagged it, replacement is usually the fastest path to compliance. Retrofitting an old fence to meet current spec is often more expensive than starting over.
6. You keep calling someone every year
If you are paying for fence repair every year, that money is not solving the problem. Add up the last three years of repair bills. That total often covers a meaningful chunk of a new fence with a fresh warranty and a fresh clock.
