Every fence quote is a combination of the factors below. When you shop quotes, you should see all of them addressed in writing. If a competitor hands you a per-foot number without walking your yard, that number will change once they show up.
Material
Cedar wood, treated pine, vinyl, ornamental steel, and chain link all price differently. Even within one category, grade matters. Number 1 cedar is a different product from utility cedar, and reinforced vinyl is a different product from stock vinyl.
Linear footage
Longer runs share fixed costs (crew mobilization, tear-out setup, cleanup) across more feet, so cost per foot usually drops on bigger jobs. Small yards or short repair runs price higher per foot.
Terrain and slope
Flat lots inside a subdivision are the easiest to build. Slope means stair-stepping or racking the fence, which adds labor. Rock, buried debris, or old post concrete from a prior fence all add time. In Anna and Collin County, expansive clay soil also affects post depth requirements.
Gates
Gate count and gate width are one of the biggest cost drivers. A walk gate adds hardware cost. A double drive gate adds structural framing, hinges rated for weight, and often a drop rod. Automatic gates add opener, safety devices, electrical, and access control.
Permits and HOA
The City of Anna requires a permit for most residential fences, and permit cost varies by scope. In new-build subdivisions, HOA submittal usually adds a few weeks to the schedule but does not directly add material cost.
Old fence removal
Tear-out and haul-off of an existing fence is real labor and dump-fee cost. Full removal of concrete post footings adds more time than surface removal.
Access and site conditions
Narrow side yards, no gate access from the front, or heavy landscaping around the fence line all add labor. Pool deck fences and pool-code fences carry extra requirements.
